Kalfus, real estate reporter The first green
home in Huntington Beach and one of the first in Orange County is
now listed as a short sale, with a $400,000 price drop.
.
This house has received a lot of
fanfare. Before it hit the market it was used for educational tours on
green living, and several public officials were invted to a ceremony
touting its debut.
The 3-story home, at 319 21st St., was listed in January, with an
asking price of $1,695,000.
That’s now been cut to $1,295,000 and the property is being
offered as a short sale — for less than what’s owned on the loan,
pending the bank’s approval.
The house is 2,817 square feet, with 3 bedrooms and 5 baths,
including 2 full ones. The home is on a 2,938-square foot lot.
From the listing: “The
healthiest, most energy efficient home in the area equipped with state
of the everything and of course your own power plant (photovoltaic solar
system). 3 levels of recycled & non-toxic building materials.
High-end, energy efficient appliances with all of the modern luxuries
Orange County homeowners expect. Superior indoor air quality for those
who suffer inside a regular Orange County home.”
The price drop puts the listing at $460 a square foot, down from $602
a square foot.
Realtor Evan Little said some parts of the house still have to be
completed and the property will need a final sign-off from the city.
“The greatest problem is the typical buyer who wants to come into a
turn-key home and not have to do anything [could] be scared away,” he
said. “I believe the home has been built very well, but because there
are things that aren’t finished and it didn’t receive it’s final, it
might set off red flags. But they just have to finish it off and they’ll
have a great house for a steal.”
